Our real estate lawyers can provide provide services at an hourly rate.  Our hourly rate is 375 dollars an hour with a one hour minimum.   

However, many of our clients have asked for flat fees. Our attorneys have therefore developed flat fees for some of our pre-foreclosure services: 

I. upside down analysis - Remember your information is reviewed by an attorney and you work out strategy is customized to your exposure to deficiency judgments taxes and credit damage.   

Price 400 dollars without an attorney consultation
or 250 dollars additionaly with a 1/2 attorney consultation in person or over the phone with John McConnin, Esq.  (We suggest you submit some of you most important questions to our attoreny ahead of time so we can make sure the consultation is as productive as possible for you. )

II. Our Walk Away Plan includes everything you see in the plan on our Walk Away page plus:

1.  Our upside down analysis (click above)
2.  An attorney's cease and desist letter to your lenders
3. A letter to your lender(s) from a lawyer disputing the debt (we think you will like this new feature)
4. A explanation of how and why you may use that letter disputing the debt to dispute negative credit remarks on your credit report.  
5. Ability to submit questions to and read our FAQ - which will frequently have answers written by an attorney

Price 700 dollars which includes our Upside Down Analysis
950 with a 1/2 hour consultation with John McConnin, Esq. 
 

III. Short Sales 

Our Professional Assist short sale plan incudes:

Our Short Sale Negotiation Package Includes everything you see on our Short sale negotiation page plus:
1. Our Upside Down Analysis 
2. Everything you see in our Profesinal Assist short sale Plan. 

Price $3,700 dollars.  If you work out a deal with your Realtor to have us paid out of the commission of your short sale - we can return your legal fees to the extent we get paid. 

San Diego Short sales

When you list with home for sale with John McConnin of McConnin & Company Realty we will provide everything in our Professional assist program, plus you get the benefits of working directly with our brokerage. 

Price 1,000 dolllars
Our fee may be refundable in some circumstances if our brokerage makes at least $3000 dollars after a successful short sale.  It is our philosophy that we can refund you legal fees if we get paid a real estate broker because we do not need to be paid twice.  (Frequently, one of our attorneys will be doing the negotiating with the lenders so in a way this program is hybrid of our Professional Assist program and our Short Sale negotiation program.
